From spreadsheet chaos to a scalable real estate decision engine at KBC

KBC’s brokerage teams were managing site evaluations through disconnected spreadsheets, Google Earth files, and siloed CRM workflows. Data lived in multiple places, teams duplicated efforts, and leadership lacked visibility into active pursuits.

Integral partnered with KBC to design and build a cloud-based, map-driven suite of applications integrated with Salesforce that centralized data, standardized workflows, and created a unified decision platform for real estate evaluation.

  1. Define the decision

KBC’s brokerage teams make high-stakes decisions every day:

    • Which sites should we pursue?
    • Which properties best meet client criteria?
    • Where should we invest time and resources?

Yet those decisions were being made across disconnected spreadsheets, static Google Earth files, and partially adopted CRM workflows. Teams lacked shared visibility. Data was fragmented. Leadership could not confidently see what was in motion across markets.

The core issue was not mapping. It was clarity.

    The decision to solve:
How can brokerage teams evaluate, prioritize, and track real estate opportunities within a unified, governed system that supports confident, enterprise-wide decision-making?

Market infrastructure, demographics, lease comps, and client data layered together, surfacing the full context brokers need to evaluate and prioritize opportunities for their clients.

The core issue was not mapping. It was clarity.

  2. Design the system

Integral partnered with KBC to design a decision architecture aligned to real brokerage workflows.

    The system design focused on:

    • Establishing a single system of record
    • Integrating spatial intelligence directly into CRM workflows
    • Standardizing how properties are evaluated and tracked
    • Reducing duplication across teams
    • Creating leadership visibility into active pursuits
    • Designing for scalability and long-term governance

We conducted collaborative workshops to inventory existing tools, identify friction points, and translate informal processes into structured product features.

The result was a clear roadmap for transforming fragmented workflows into a cohesive decision system.

  3. Build the platform

Integral built a cloud-based spatial decision platform purpose-built for enterprise brokerage.

    Core platform components included:

    • Interactive, map-driven property evaluation
    • Individual broker accounts allowed saving and sharing of property portfolios
    • Visibility from broker-to-broker of candidate properties via centralized tracking of property pursuits
    • Full Salesforce integration
    • Third-party demographic and market data integration
    • Internal, proprietary researched property data integration
    • Standardized evaluation workflows
    • Cloud-native architecture designed for scale
    • Azure DevOps implementation for agile backlog and sprint management

The system embedded spatial intelligence into daily brokerage operations—transforming maps from reference tools into operational infrastructure.

A map-driven property search giving brokers a unified view of available listings across the market, with filtering by size, type, and status in one environment.
  4. Deliver the insight

By centralizing data and standardizing workflows, we enabled:

    • Standardization and coalescing of information across all data sources
    • Shared visibility into site evaluations across markets
    • Reduced duplicate efforts and redundant data
    • Faster preparation of client-ready site recommendations
    • Clear prioritization of opportunities
    • Improved leadership reporting and pipeline transparency

Spatial analysis became actionable insight—accessible, governed, and embedded within core business systems.

Brokers can add Properties and Comparable Listings, Evaluate Opportunities and Present Curated Options.
  5. Support real-world use

Integral operated as an ongoing decision-architecture partner throughout the engagement.

    Support included:

    • Structured roadmap development aligned to business priorities
    • Agile sprint planning and backlog discipline
    • DevOps maturity through Azure DevOps implementation
    • Continuous iteration based on user feedback
    • Scalable design to support future growth

The impact extended beyond the platform:

    • Brokerage teams adopted a unified evaluation workflow
    • Data governance priorities accelerated
    • Leadership gained confidence in pipeline visibility
    • The organization evolved toward a product-led, data-driven operating model
Project overlays placed directly on site imagery, giving brokers and clients a clear visual of development plans in the context of the actual property and surrounding area.

Our collaboration resulted in a durable foundation for effective, efficient decision-making in enterprise real estate.
